Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

The contractors respond in less than 5 hrs. and they are reputable c Professional contractors that are tops in their field, they can find the problem and repair or replace .

Terrible service, terrible response. This company used to be the best, but do not go with this company. I’ve waited 6 days without a working refrigerator. I’ve spent hours on the phone for a resolution, but nothing. Please go with another company. I pay $61 a month and I’m getting nothing for this service. Well, I don’t feel this company deserves a rating, but I’m not allowed to submit this unless I give them a rating.

I have been a customer of American Home Shield for over 20 years but lately their service and providers are completely sub par. My air conditioner went out about 3 weeks ago and to date I still don’t have air. I live in the high desert where temperatures have been soaring well over 100 degrees daily. I have called repeatedly try to get this resolved and I have been on hold for over 5 hours just waiting to speak to someone regarding my repair. This extended wait time has happened for several days. When I get someone on the line, they have stated that the part is being ordered yet, I still have no air. The service provider, Seabreeze Heating and Air doesn’t answer their phone and I always... I’ve been with AHS for close to 20 years. I have always been pleased with the service until recently. My air conditioning units condensers went on the blink 3 weeks ago. A service technician was sent out two day’s later to diagnose the problem. He stated the condenser was bad and that certain parts weren’t under warranty, which would include a cost of $1320.00. I had no other choice but to agree since I live in the High Desert of California. During the summer it reaches temps as high as 115 degrees. They haven’t received the condenser in 3 weeks? I probably could’ve ordered through Amazon and received it quicker. This is not the service that I’m accustomed to and as a RE Broker I will not... Read More

I’ve had some challenges in the past with getting timely responses from contractors to make the repairs. But my most recent experience was the quickest turnaround I’ve had. AHS customer service rep expedited my request.

I have been a member for 11 years and had not had any issues until last week. I had called and spoke with a customer service person to check and see if my broken blade on my ceiling fan would be covered. I wanted to make sure BEFORE I had someone come out, so I wouldn't have to pay the $75 service fee. I told him that I had been rearranging my 87 year old mother's room before she came home from the hospital and hit the blade with the side rail of her bed. I was told that it was covered. So a service call was done and the person told me he would submit to American Home Shield for approval. It was not approved due to "misuse". So, I am out $75 that I could have put towards a new fan... Read More

I have been a member for 18 years. Have had many items replaced and repaired. Great company! A couple of years ago I had some major problems with AHS but I think they got a new CEO and everything is back to normal. I know that contract inside and out! 🤣

I have had 2 experience with AHS....the first was with my water heater that gave up. I was in a panic and forgot to call AHS first. I called my usual serviceman and got a unit installed that day. I remembered too late and called AHS to see if anything could be done....of course they wouldn’t do a thing and I’m out over $2,000....my bad. The second occasion was with my air conditioner. I didn’t know if it was working properly in a heat wave we were having so I paid the $75 for a service call. I had a call back within 24 hrs and scheduled a service call. The technician was very good and gave a through exam of my system with no extra charges. My system is older and I am going to keep... Read More

Giving a 1 out of 5 rating would be an extremely generous rating for AHS. I have been with AHS for years and their policy and customer service are the worst. They use incompetent vendors and refused to make amends for mistakes their vendors have committed. Case in point, I called AHS for a water pipe leak, Vendor came in and tore the drywall without thoroughly checking the problem. It turned out to be a pipe leak in the bathroom and was an easy fix. There was no need to tear up the drywall. AHS refused to patch up the hole made and I ended up spending more to fix the damage their vendor did. Getting through them to report a claim is also impossible. On another claim, a vendor... Read More
