American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

We've had AHS for over 3 years and have had repairs done on our tankless water heater and AC unit. The AC unit is an older model and repairs done timely and professionally. The AC tech and company are great to deal with. This last time our AC went out, it was due to the compressor consistently failing. The tech knew it was only a temp fix since unit was close to complete failure. Um, within 2 hours of repair our unit went back down (after the tech being called 2 times in 3 days). It was apparent the unit was beyond repair, so we called AHS again, and were led to believe a replacement was imminent. I was a customer of AHS for over 25 years, and I just cancelled my contract. Their initial service was good, but they have abandoned their customer. Their contract states that they are not liable for secondary damage, and the extend that to include damage their contract companies cause while making repairs. Recently, one of their HVAC contractors blew out my drain line, and in doing so, clogged a sink’s Drain pipe. HVAC condensation droned into and backed up into the sink drain causing the sink to overflow to the floor and through it to my kitchen ceiling. Check other home warranties before this one.The most difficult thing about American Home Shield is the communication. When you call for service, or to check on existing service, the call center folk are pleasant but really can not resolve much ( not their fault but fault is system set up). There is absolutely no way to go to a different level of concern and speak to higher management. Contractors vary greatly and some have actually been good and others have been sub par. Contractors can pass on a job ( if they can’t do the repair) and the customer never knows because American Home Shield does not seem to have a communication system in place.

Would not recommend AHS. Unless the repair issue is very small, the contractors that are affiliated with AHS only look for ways to help AHS deny the claim. Had two issues and both were denied because AHS blamed my family for "deliberate misuse" of the appliances. How does one misuse a refrigerator or washing machine? We are a normal family and use the appliances like any normal family. AHS refused to put the denials in writing. Cannot pursue litigation due to contractual limitations, but I demanded arbitration which AHS refused to acknowledge. Each trade cost me $75 just to schedule. If you don’t live in a major big city, do not use them, they only use vendors from big cities, no one local. Dealing with American Home Shield adds stress to already stressful situations. IMPORTANT : They do not cover anything outside the home foundation! Safety and broken is not important to them either, as long as it operates, they will not cover. If you enjoy headaches and spending additional money, choose American Home Shield.

I have been with AHS for 10+ years now and they have went downhill in the last few years. I had issue with my kitchen sink being clogged, and garbage disposal was leaking. Called AHS was assigned C. Mayes Plumbing, they took over week to come to my house. They came replaced disposal but did not unstop the clog. Had to bend to their schedule and had to take another day off work as they could not accomodate my schedule. They came to house piddled around in kitchen 20-30 minutes then decided they needed to install a clean out drain as mine was not up to code, of course AHS would not cover this and they wanted $395 to install valve [left house to complete other jobs on schedule and stated... OMG where do I start. As most of the comments here this company is TRASH. The person I purchased this home from had already bought this plan for me so I was grateful. After the first year I went ahead and renewed the contract BIG mistake. Things started to break and I had to call American Home Shield. Nothing ever seems to be covered. My air conditioner has broken three times (3 $100 service fees) and I've had to pay for refrigerant $800 because it wasn't covered in March 2019 now it's not cooling again new repair man says it's the compressor and if it needs to be replaced the refrigerant will need to be replaced again. I made a claim in July because my AC was leaking. They sent out the first company they used 4 times and they did not repair the issue. I asked for a different company. The second company came out, did not repair the issue, and did not return multiple emails and phone calls trying to schedule another service. The second company also charged me for materials that I did not need. It's October now and my AC is still not fixed, and in the meantime I have water damage and mold from the leak and AHS says they don't cover that despite the fact that they have not provided a competent service team over the several months this has been going on. Had a plumbing leak. Was determined that the plumbing failure was due to a failed pressure regulator (Pressure Reducing Valve PRV). The PRV was covered but required out of pocket $100+. The plumbing repair was NOT covered because it was caused by the failed PRV. The wall damage was NOT covered. I took the $100 and bought the plumbing parts and did the repair myself. Why did I paying for warranty coverage? because I was a dumb a--. A local handy man (or myself) can do the job much quicker and for much less, and with less bull sh-t and disappointment. I am putting the monthly fee in a home repair savings account. I can't give negative stars, the lowest I can give is one.
