Overall Rating: 4.9 / 5 (Excellent)

Select Home Warranty’s lack of a term maximum is very attractive, especially when considering their comparatively generous appliance and system limits.

They do have a waiting period for service and require maintenance records, which can be off-putting to some customers. Select is an excellent choice for customers who value savings and flexibility.

CAVEAT EMPTOR! BUYER BEWARE! I was not, and I am paying for it. I will do all I can to dissuade anyone from getting a policy with this company. First of all, I regrettably discovered that although paragraph 10.1 specifies maximum limits that will be paid, paragraph 8(iii) specifies the payment will not exceed the depreciated value. So, when a $900 washer went out on me, they "approved" me for a reimbursement of $175 ($130 net because I paid the $45 copay). This was a relatively new washer, and SHW refused to disclose their cost basis for the washer or depreciation rate. Essentially, I was told take it or leave it. Now realizing that if my 16 year old furnace went out on me, SHW... Read More

1. Salesman says there is an exclusion for repairs for 30 days. "After 30 days you have full coverage." He neglected to say that during first 90 days there are dollar limits on all claims. 2. Submitted first claim on November 20. By Nov 30 no response from company. Submitted a second claim. Finally received Voicemail on December 7 that they needed additional info. Still no results. I called them December 12 and they said couldn't find an appliance repair company. Finally got someone to look at the dishwasher December 19. So it took 1 month to learn we have to pay half the repair bill and order parts that won't be in for several weeks. 3. Second claim on second policy was for... Read More

There are better companies that do this, READ REVEIWS ON THE BBB, I wished I had before doing business with this company. We had a Furnace go out on 12/12 and as of 12/23 no satisfaction. It seems and feels like a scam. We called when the issue occurred, had to wait 36 hours for a tech to call us, then another 5 days before the tech come come out. Remind you in December! The tech then tip us off that this company was going to make him submit a "service claim" before he could work on it and then they would ask for pictures and service records for the past 3 years, and at the end of the day would only pay $150 to get the job done. I let this play out and the tech was correct... Read More

This was possibly the biggest waste of money I have ever spent. I bought this Select Home Warranty policy in May of 2016 because of the supposed "excellent service and value" that the salesman promised. I had previously had another home warranty that was very respectable. On August 24, 2016 I had my heating and air service come to my house to clean my HVAC system. during the routine cleaning, they determined that there was a part that needed to be replaced. I told them not to fix it because I had a home warranty. I contacted Select and they promised to assign a contractor within the "next hour or two." I never heard from them. I called again on August 30, 2016. They finally... Read More

This company is a scam. They sell you a warranty claiming everything is covered, but when you try to get something fixed, they won't cover it. There are so many exclusions in their contract that they can get out of covering anything. If you can not produce 3 or more years of maintenance records on every system in your house, then they do not cover a repair. Doesn't matter that you have not lived there that long. There is a reason they are rated so poorly by their customers. I wish i had researched them better up front. Do not use this company.

Worst company i have ever delt with. Had them for two years, always found a way out of paying claim. My fault for not reading contract. With that said, contract wording is ridiculously on the side of the company. When they did decide to pay claim, it took four months to get my check.

Absolutely Horrible. Read the fine print on the contract before paying not after paying and then it is sent.

My experience with this company has been that it works more like a "bait and switch" type company than a reputable business you can depend on when you need it. You are made all sorts of promises for future repairs on your appliances and falsely put at ease. For three years, we paid for a yearly contract, but never had to use it. That was a good thing. Then, the first time we called on them to utilize our contract for the repair of our A/C unit, we were DENIED ON EVERY ITEM. No explanation. Nothing. Just a denial email. So, in addition to having paid for a yearly contract for three years, we had to call an A/C Company to do the repairs, which, according to our "WARRANTY SERVICE... Read More

I had my heater out and each time I tried to contact them, they took 24 hrs to respond, in the coldest nights of week, I was w/o heat and having small children in the house. after going back and fort with them, they finally said they will only cover $150.00 of the total cost of part and labor and the technician said he is charging me 25% on top of the regular price for board and 2 trip charges (one for picking up the part and another for coming back to my house) plus his labor. that is ridiculous. I am still waiting for them to fix the darn heater. read section 9.2.1 they will deny any claim for hvac that you don't have 3 years of maintenance records for this company is an absolute rip...
