Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

You may recoup your premiums some years, but when you have something replaced that is "covered" in the contract, you will have to pay "up to code" or "uncovered" expenses to the contractor they provide, so it never really covers anything of substance. I gave them a chance for 12 years thinking one day it would pay off. It never did. Fine for small things like plumbing stoppages or minor repairs.

I AGREE WITH SEAN! I STILL HAVE A BIG HOLE IN MY WALL BEHIND THE WASHER WHERE I HAD A LEAK AND AHS SENT A FAT, SLOPPY, PLUMBER TO FIX THE LEAK. HE CUT THE HOLE IN THE WALL TO GET TO THE LEAK AND AHS HAS YET TO SENT A CONTRACTOR TO REPAIR THE HOLE IN THE WALL!

I think this company is a rip-off. I had their coverage for over a year and tried to see things their way when they denied virtually every claim I filed (I should note that it costs us $125 to file a claim whether they end up fixing anything or not.) The last straw for me was when our garbage disposal started leaking (probably because it simply rusted due to age.) They've set up their service so the technician that comes out doesn't actually tell you whether it's going to get fixed or not. Just that they need to get authorization from the company. And then it was denied because he said he found a chicken bone in it. I saw the bone he was talking about. It was less than a quarter of... Read More

I have had American Home Shield for several years, I called for a repair of my dryer, a technician came determined a new heating element was needed and would be ordered. after 1 week I called the provider who told me they could not find the technician or the part that was ordered. I contacted AHS who assigned another provider, refusing to allow them to pre-order the part that was already determined was needed. I am into my 2nd week without a dryer with no end in sight . DO NOT USE AHS!!!. Save the money you pay for premiums and use an independent repair service with the money you save from premiums, Things will be much quicker and satisfying.

You can't talk about American Home Shield without the word "Fraud" coming up. In my latest go around with them, my torsion spring broke on my garage door. I have additional coverage for garage door openers. Thinking that since the spring was required for the garage door opener to operate that it would be covered, I called them to schedule a repair. They contacted a service technicians and within 2 days they came out. The service tech called for authorization and was denied because the spring was part of the "door" and not the opener. Now being stuck with a non operational door, I had to get it serviced. The technician told me how much the repair would be, and I paid the full amount. I... Read More

American Home Shield is a fraudulent insurance company that collects high premiums and denies claims as a matter of practice. Once a client has a few claims, they increase premiums and deny all claims in an effort to get you to cancel your contract since they are not allowed to drop you. Our sump pump failed 2-3 years ago. We put in claim with American Home Shield (AHS), their contractor came out and replaced it and they covered it. Recently, the sump pump magnetic float failed so it was running constantly. We put in a claim with AHS, they sent out a contractor who said it needed to be replaced. He called it in to AHS, and this time, they denied the claim stating it was not covered... Read More

Can't seem to get anywhere with the vendor. Neither I nor the warranty company can reach them. American Home shield will not choose an alternative vendor until they receive the 1st vendors diagnostic report. However, 10 days later still no report and I am still dealing with a leaking water heater. AHS keeps telling me they understand my frustration but will not send out a different plumber. Stay away from this company as they really do not stand behind their plans or have quality vendors. Even with the home warranty the vendor wants to charge me $375 if they have to install a new one. Agreeing to the price they will not call us back or install the heater. AHS refuses to send another... Read More

Wizard, Santa Rosa CA I put in a request to repair and/or replace an old leaking water heater Feb 14. I was given a name of a contractor to set up an evaluation. I spoke to the initial contractor who sent me back to AHS to get another contractor (he was going on vacation). I set up a meeting for the new contractor to assess the water heater. He came to the house the Feb 16 and stated that I need a new water heater and that he would inform the insurance company of just that. By Feb 26 and a lot of phone calls later, I had the water heater replace. The next day, after a shower, we heard a loud hum coming from the NEW water heater . We contacted the manufacturer of the water heater and... Read More

We live in California. Don’t buy the pool insurance. They will try to install a illegal non approved pool motor. When you question AHS and the pool contractor that closed the claim without providing any service and expect to be paid for the service visit. We had to refuse the illegal motor. Title 20 law enforcement n Ca. They don’t want to install a variable speed pump. Watch out...
