American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have been a customer of American Home Shield since the 90's. The price has been going up every year. I am now on a fixed income. I asked that they lower my new contract amount for $3 less a month, to be the same as last year's contract. They would not budge. I was waiting on the phone for 56 minutes. Their wait time is always long. I tried to get the name, address, and phone number of someone higher up the chain, but they would not give me any information. I now, after wasting my time of 56 minutes, have to wait for a call from a manager, tomorrow. Forget AHS. Not worth it. I've had it for years and just cancelled. Over the past few years a lot has changed: a) AHS has become very aggressive in denying claims, some of the revised contractual language (e.g. improper installation) is so vague, the can deny anything. b) the service fee, which was once $40, is up to $75. For that amount you can pay a contractor directly more many repair calls. c) the quality of the contractors dropped significantly; good contractors simply don't want to work with warranty companies. d) Contractors learned and collude with AHS to game the system: They will find something that "is not covered" to increase their income. AHS third party contractors fail- He failed to tell me that we were going to receive a part but scheduled a repair appointment for December 17, 2019 because I told the tech we were going to be going on vacay so I wanted it repaired before then. So now it’s the 17th and it’s 345/4 pm and no one showed so I call Sears back and they tell me that I didn’t call them to inform them that the part was here therefore they have to wait for it. I yell them that I was not aware I was waiting for a part. They tell me to call them to schedule appointment when part gets in. We’ve had AHS since 2008. In the last 2 years we’ve used the service three times. Two were replacement items (cook top & double oven). Itook over a month of non use of each item before they agreed to the replacement. With the oven, they only partially honored the replacement, costing us ~$800. out of pocket for the replacement. With the cooktop, it was a month of several phone calls, persisting with them to finally honor the claim. When you need AHS the the most, they are horrible. On renewal offer, the price increased by 45%, no matter that we paid them 8 years before even making a claim. We will definitely shop around for another company to discover other options.

Absolute worst service...plan to wait on hold at least an hour just to report problem and then plan on AHS doing everything possible not to cover repair.

Our hot water heater broke December 30th. American Home Shield sent a plumber out to assess Jan 4th who said we needed a replacement. AHS wanted a second opinion, so they scheduled another plumber to come out a week later, on Jan 10th. This plumber said we were missing pieces and AHS said we'd have to pay $1,300 out of pocket because it wasn't covered under our plan. The missing piece was the wind screen (basically made of foil and not essential to the functionality of the water heater). We replaced the missing part and AHS had a THIRD plumber come out a days later (Jan 15) who said it needed to be replaced but there were necessary "upgrades" that would cost $550 to replace. These... FRAUD ALERT! American Home Shield and its network of service companies are conducting an organized fraud! My furnace made a sound suddenly Friday night and stopped blowing hot air! I called the American Home Shield as my home warranty and submit a service request the next day. They assigned me Metropolitan Heating and Air Conditioning to come and check, once they been assigned I looked them up on Google and saw all the bad reviews! I got worried and I decided to call AHS first thing on Monday to ask for another company. HORRIBLE!! HORRIBLE!! Company, I was a long time customer had trouble with my dishwasher yes they well I thought they did cause 2 weeks later dishwasher stop working, and I had to pay another $ $75.00 to come out vent hood same thing fixed for 2 weeks another $75.00 fee, my AC stop cooling the house Tec came out put freeon in onlasted 2 days Tec came and said I needed to pay $2,500 cause I had major issues going on which I would have to pay for all parts and repair including paying them another$75.00, and get this THEY WILL NOT ANSWER THE PHONE TAKES OVER AN HOUR and when Someone do come on the line they put you on Hold for over 30 minutes THIS COMPANY CAN NOT EVER BE REACHED WHEN YOU HAVE... I've been with AHS for over 12 years and we've been able to work through a few issues but for the most part, I've received very good service until now. I have a plumbing issue that was discovered during a routine carpet replacement job. Because the carpet replacement job was in progress, the sink vanity was removed and leaking pipe was removed to preserve the new carpet. AHS reps, including a supervisor would not help figure out how I get this obvious covered issue resolved. Instead, they insist that the sink and vanity must be installed so the plumber can diagnosis the problem however, the pipe is full of holes caused by corrosion and cannot be installed????
