Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

They really deserve less than zero. They are totally a ripoff company. They contract with the WORST "technicians". So far I've had to use them for my microwave, refrigerator and garage door. Every last single thing I've had them come out to fix the same "EXACT" thing is broken again but since it past the 60 day mark I have to pay another service fee of $75 dollars. After waiting on the phone for like an hour, pretty much the AHS customer service rep said there was nothing they could do but I can pay another $75 service fee to have a contractor come service my microwave and fridge, plus another $75 for my garage door; just to fix the same issue that I requested them for in the 1st... Can you give a ZERO? They contract with the WORST "technicians". My latest beef is with our A/C, which has been inoperable for two months now. The service technician said the system needs to be replaced at a cost of $16,000, or which AHS "covers" $11,000. AHS offered us $2500 to go away. When I asked them how they arrived at $2500, they said "it's proprietary. We will not tell you." Every firm that comes out to fix something finds something that is not covered that must be fixed before the warranty work will be done. They then install the lowest grade equipment they can find. AMERICAN HOME SHIELD ARE SCAMMERS. RUN AWAY!

To talk to a person to complain, plan to wait on hold for at least 30 minutes. I am waiting on the phone now for 55 minutes and it appears that the music stopped and I probably got disconnected. If you do finally get through, you'll get someone that is informationless and incapable of making a decision. They seem to be tolerant to hearing complaints. They probably received training on how to listen to complaints, but not do anything about it. They are worthless. I never was able to talk to a supervisor. Even when they call within the company it seems that they are placed on hold as well. There is no direct line and they don't offer it. The contractors that AHS hires are incompetent... Read More

I had them replace my hot water tank and said it was not the correct one and offered me a settlement of 700.00 . I had a plumber come in and replace it for 1200.00 and he said it was in correct and gave me a 6 year warranty. I had to pay the 125.00 service fee so it cost me 1325.00 for the new one. That was 625.00 out of my pocket not happy. I had to wait almost a week for them

This company is a SCAM. I have waited over 2 hrs trying to get through... never did get through.... Hundreds of other complaints. You can wait weeks before someone will get with you. I have been waiting now three weeks for a toilet repair.... Don't waste your money on AHS.... In fact, FTC should investigate this company. I don't know how they got on this list.... definitely the worst of the worst.

We spent 7 months with a broken dishwasher and micro wave. Wasted at least 20-30 hours on hold during multiple attempts to contact AHS. The contractors assigned would come out with the wrong part and did not show up for at least 2 scheduled appointments. AHS Reps would never call us back when they promised. Not sure why this consumersadvocate.org gives them such a high rating... AHS customer service is absolutely horrible! I cancelled 3 contracts due to their terrible service! We finally had to just go out and buy new appliances.

Had AHS since we moved here in 2008. At first, no real problems. Calls for service were handled promptly. But, started to notice that customer service was dropping off. Wait times have grown exponentially. Recently I tried their website only after waiting for 15 min on hold with their customer service center. I tried to "chat" online, but a message popped up stating the chat line was OFF-line. When I attempted to make a service request for my washer, I found it wasn't an option on our plan. We had a Flex Plan, which I thought covered the washer/dryer, but did not. I then noted on their website that they have a new "Combo" plan that covers washer/dryer for $4/month LESS than... TERRIBLE CUSTOMER SERVICE!!! I have had AHS for over 10 years now. The first 5-6 years, they customer service was GREAT. However, the past 4 -5 years, HORRIBLE. Its literally takes 30-40 minutes most days to get through to a human on the phone. Via their website, there is NO contact us information other than a phone number. All of their representatives talk like robots, like they are reading from a script., with absolutely no emotion or sympathy whatsoever. To top that off, the Contractors that THEY choose (which I think we as customers should choose, or at least have a choice of 1-3), are probably the worst. I have had no call back, one no show at all, the list goes on and on.... Read More

HORRIBLE!!!!!!!! TRUE STORY. We've had AHS for about 16 years, since we purchased our home. We have called them on rare occasions over the years and received decent service. HOWEVER, not the case now. Called about a clogged kitchen sink. Plumber #1 came out, clog not covered because kitchen sink did not have clean out drain. Had to reschedule for another day. Paid plumber #1 almost $300 to install clean out drain, and then they unclogged drain by running a powered drain snake down the pipes. Now the dishwasher, right beside the kitchen sink is leaking, which it never did before. This started immediately after Plumber #1 left. Plumber #1 came back out. Said the dishwasher drain line is... Contacting this company, next to impossible. The wait time is never less than 30 minutes. I recently needed service on a broken Hot Water Heater. American Home Shield quoted me a replacement amount that has resulted in a $900.00 out of pocket cost to me. The quote included “installation “ which much to my surprise, is not covered. Be aware, you do not have full coverage. Very disappointed and shocked. Not prepared for this expense.
