Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I chose AHS due to good reviews but this company is HORRIBLE!! My garage door is broken, hanging and cannot be closed so this a a huge safety and security issue. The company assigned could not come until next week so they told me to call AHS and explain this is urgent. So, after waiting almost an hour, the rep, William, told me this was not an emergency and he could not expedite my service request-are you kidding me??? A garage door hanging of the track is not an emergency!!??? RIDICULOUS. I asked to speak to a supervisor and he told me there was NO ONE I could talk to! This is the worst customer service I've encountered. DO NOT USE AHS!!

They must have just changed their policy this month, October, 2017 !!! The wait time to speak to a rep was 1 hour, that's totally intolerable. The only answer they gave me was that "you should be happy it wasn't for 1.5 hours like some customers" ! Wow! But MOREOVER, they now want their $75 up front NOT paid to the contractor when he arrives ! Are you kidding me ? Where's the sense of urgency, then, on the contractors part to get out there OR on AHS to make sure I'm serviced. Sorry, I can see THIS being a real issue. Most companies do NOT force you to pay upfront! It's never been that way in the industry before. I'm a former realtor and would never advise the plan any... Read More

You will spend a minimum of an hour with trying to call in your service request. When the repair person arrives you will pay your deductible & the person making the repair will almost always try to find a reason it isn`t covered ( Placed in the wrong spot , not up to code, only covered on wet days in Dec etc.). If it is covered it will take weeks before it gets repaired (I guess they hope you will cancel ) the customer service people will always remind you how sorry they are ( as if you didn't know that ) & they will shame you out of cancelling by threatening to turn you over to a collection agency. Please do yourself a favor & don`t sign up. Been there & done that. After they cancel they... Read More

Once they have you under contract they forget you. Terrible service: Expect to spend over an hour on hold waiting to speak to one of their employees. I called six times on the most recent service call. Four times went over an hour on hold BEFORE they answered; the other two went over 30 minutes each. Then expect to talk with someone with all the interest and helpfulness as Eeyore. AHS couldn't schedule anyone to come to my house for two weeks, 8 work days. Then the contractor failed to show. No one called, no one came... Another couple of calls waiting on hold for over an hour waiting to talk to someone on each call. One of the AHS employees said that they would waive the $75... We had AHS for several years and never needed it. When we had a stopped up tub and an AC drain stoppage we called and they sent out a plumber. He requested that they cover a camera so he could see where the problem was and they denied the request. There was no clean out on the AC drain, so that was not covered. There was an easy access point on the wall behind the tub - just open the panel and there was the drain - but they would not allow him to even look at it because the AC had no cleanout. The plumber was disgusted and told us they were really bad to work with. I called and they insisted it was not covered, even after I told them I was looking at the paperwork and a drain... I called for service for our garage door as the torsion spring broke. At the time I called the AHS rep they said the replacement spring was covered. When the technician arrived and contacted AHS they said that it was not covered. Unbelievable. Furthermore, the technician wanted $260 to perform the work that was not covered, including his service call fee. I agreed, thinking that AHS would refund the $100 service call fee or at least credit it to the account; not the case. Instead, I am now out of pocket $360 for something that should have only cost $220 with a reputable contractor. Do not use AHS or if you are an existing customer be very careful as they will change their story of what is... Read More

Worst program I have ever gotten sucked into. Rip off. I have now called for service on 3 different occasions. Not one item has been repaired, and I get estimates from their service people that are severely inflated and not covered by the policy. In checking out the service people they are sending out to make the repairs, I find in most cases that they have page after page of complaints of what appears to be fraudulent behavior. STAY AWAY!!!

I have been an AHS customer for over 20 years. As long as you don't need them too much, they are great. But when it gets to repairing an appliance that is near the end of its life cycle, or simply expensive, you might as well accept the fact that there is going to be a loophole in the fine print in their agreement that they will use to get out of paying for a complete repair. So they may pay for certain parts and service and let the homeowner bear the majority of the burden to make up the difference. Too add insult to injury, their vendors then make it marginally less expensive to use them rather than hire someone who works for you, the home owner, because there will be relatively... Read More

Accord Appliance: I had an electric oven issue. The first visit diagnosed the problem as a "faulty circuit board". The technician arrived a week later with an igniter, for an electric oven, realized he had the wrong part. He ordered the right part, it was in stock, and promised to return. The third visit resulted in a different technician and he had a new display panel; wrong again. He diagnosed the problem as a faulty circuit board. Left to talk to his office to see if they could/would repair the board. Returned with another tech and removed a board that had not been looked at previously. They removed the board and took it away for "repair". Finally weeks after the initial contact the... Read More
