Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

First of all this survey will not allow to submit a rating less than average, which has been my experience. I recently purchased a warranty that covered pretty much everything in my home. It has been my experience that things I believed were covered is not or there is an exception to what is covered. For example, the policy covers the a/c; however, not issues with a disfunctional zoning system. Please be careful read all disclaimers and coverages closely prior to wasting your money.

Had our dishwasher fixed twice, and contractor didn't fix the issue. Not happy

We had two faucet problems, with our 10 year old home. The Service Tech stated that one was dripping "Not due to normal wear and tear", the other one, he took apart, poured CLR on it and declared it fixed. It began to drip again after he left. I contacted AHS every way I knew how to communicate this issue and poor service and there was one response that left a message. I finally found the Corporate number after 2 months of no response from emails and phone calls. They sent another Plumbing Company out for a "Second Opinion" requested by the original vendor. That plumber told us our kitchen faucet had a broken pin, he stated that American Home Shield would say it is not normal wear... Read More

The customer service person was super. Once we talked after 30 mind on hold, she understood my problem and quickly set up a plumber to respond. Other than waiting way to long, everything else was super.

If they would communicate with their customers in regards to their repair visits and how to proceed I would give them another star. We've had an ongoing issue with our hot water heater and they have yet to contact us, as the repair man said they would. We've also had an issue with the original contractor that was assigned the water heater repair cancelling the service request. We were never notified by either, nor were we reassigned a different company. After numerous calls to AHS and the contractor I had to resubmit for a new contractor. The other multiple warranty repairs have been perfect, that's why the 3 stars.

AHS does not reimburse for items that higher than a couple hundred dollars, even if it is clear in the contract they reimburse for whatever they want. I do not recommend this company.

My first experience using American Home Shield was to fix a dishwasher in a home I purchased earlier this year. All it took was a call, and the repairman was out the next day, fixed the problem in 15 minutes and saved me the cost of purchasing a new dishwasher. The repairman was courteous, professional but friendly and I soon will be calling them again to fix my washer when I'm back in Florida.

American Home Shield sent out a company to check our AC unit. They were totally incompetent and mis diagnosed the problem. When we called American Home Shield to complain ( two times) we had to wait over an hour on the phone both times. The problem is still not resolved and it has been over two weeks. We are waiting on a response from American Home Shield. We feel we deserve a refund for the service call and repair charge as noting was repaired. The company they sent out had terrible reviews on the BBB we are still surprised that they send their paying customers to someone so disreputable.

They make you spend hours on hold and management does NOT return your calls. They will then find any reason whatsoever to not pay to fix the problem.
