Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

We contacted HSA (American Home Shield)about a simple refrigerator repair on Monday. It took two of us and almost 2 hours just to get someone to respond to our phone call. When we reached them they told us it would take a couple days to get it repaired. After we explained that it was urgent (we have medication that must remain refrigerated) they said someone would call us from a local repair place. A day later - the company that called us (Appliance Plus) said they would be out between 3&5pm. They are 2 hours from our house but they assured us that they use techs. from our area. My husband left work to wait for them - only to hear that the tech could not make it and would have to... Read More

1. They decline c overage even for "covered" items. My shower faucets are frozen. I need a wrench to open or close them. They refused to repair on grounds that since the faucets "work", hence no repair or replacement. Paid $ 75.00 service call fee for nothing. 2. Contacting customer service awful, Waited over an hour on the phone, still no one responded other than background music.

I used American Home Shield for the first year from my home purchase. It helped when the refrigerator ice machine broke. It was fixed right away and correctly. I also used AHS to service changing all the locks on the house. No problem with that. I did have a problem with ducts, the house may have a leak in the duck work of the house. As it gets very dusty very quickly. The service company that came out (Vintage Air, LLC) just changed the filter and said that was it! As I know how and always change my air filter monthly. Vintage Air, LLC did not have the correct equipment to properly check to duck work, even the technician said that. The technician from Vintage Air was very rude to my... Read More

Customer service is lacking, to say the least. It starts with having to be on hold routinely for for 40-60minutes before being able to speak to someone in claims department. Then when someone gets on the phone, they've been unable to help and have to transfer you to another service department. Website functionality is poor when trying to place a claim; task can't be completed. I have to be prepared to spend 1+ hours on the phone before calling. Once they get on the phone they are pleasant but rarely helpful. have to go through way too much in order to establish and complete a claim. I've never had this much difficulty with Fidelity Home Warranty.

We have had AHS for many years and multiple addresses. Last year's annual rate was $628.??. My new policy current to June 2018 doubled costing me $643.?? Per year. When I asked them why it doubled, their response was that we no longer qualified for the plan we had and we're required to take what they call a "Plus" program policy. I think what this really means is AHS had to replace my oven and now they're going to make their money back. Watch out if you have a large cost, they will increase it like they did mine. She also told I can't cancel my policy. That we'll see about.

My washing machine is not working, I contacted AHS on 8/11/2017 and it is still not working as of 9/11/2017. AHS has sent 3 of their contracting companies out to my home and now they are sending the 4th. I am giving this one last chance before I replace the washing machine myself. I have contacted AHS and they and their contractors have been no help. I asked for a manager and was told there were none available and someone would return my call with in 48 hours. I am sure I will be waiting for that call for awhile.

I was very skeptical before I used American Home Shield the first time; however after having used AHS services several times I found the service provider very knowledgeable, friendly and they corrected the problem the first time each time. The AHS website is easy to access and use. The delay from requesting service and the service technician arriving is just as good as or better than hiring a service technician privately. Very pleased with AHS and we have renewed each year…. Thank you AHS
