American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

AHS has an easy process to submit the claim online. My rental house's AC unit broke down this summer. Their online claim only took me a few minutes to finish and my AC unit was fixed within 2 days.

The day I moved into the house I called to have an AHS contractor come out to try to repair a leaky toilet. I told him I was pretty sure it was leaking from the bottom and I showed him where the water was on the tile grout. He was done very quickly and said he tightened a bolt on the tank and that should fix it. It still leaked, so I called again. They sent the same person and that time he tried to convince me it was condensation. I called again and asked for a different company since it was still leaking. Another contractor came out and said I'd have to prove it was leaking. Again, I showed him the water on the floor. He said I would have to prove where the leak was coming from.... Read More

Our kitchen faucet was running very slow - and was getting progressively worse. The plumber sent out recommended that I soak the faucet in vinegar to remove calcium deposits - even though there did not seem to be any. He also recommended that I purchase an $8,000 home water softener. The vinegar did not work. The plumber was anxious to get his $125 check and to leave my house with little effort to really deduce the issue. After checking my faucet further, I came to believe that it was simply malfunctioning and was not clogged. I ordered a $35 replacement and it is now working fine.

Our contract is with AHS. Not the contractors AHS works with. I pay AHS to protect MY best interest and provide us with quality contractors that will do their job and if they do not do their job, I expect two things to happen. I expect the contractor to pay for their mistakes and I expect AHS to assure that. If the contractor DOES NOT, I expect AHS to have to take care of the issue to make it right and stop using the contractor that did not fulfill their part. I also expect expedited service and not have to wait MONTHS for an issue to be resolved pushing me back onto the contractor that I had an issue with in the first place. Severely understaffed. If you try to call customer service you will wait on hold for at least an hour, usually more before speaking to an associate. Completely unacceptable. Also, many things cannot be done using the website, so you are forced to call. They erroneously charged my account twice and when calling to have them correct it, they agree it was an error but they are having trouble removing the charge from the account. Been waiting many weeks now. The problem is that until this is corrected, I am unable to request service online due to the outstanding erroneous charge...but I am still paying the monthly fee for the warranty! Very very poor customer service.

The worst company you can have for Home Warranty. I have 7 with Old Republic. Takes forever to get service, phones are horrible.

I have a leak coming from my upstairs master bathroom. The plumber has been out on two separate occasions and all that I have left to show for it are holes in my ceiling, damaged drywall that needs to be replaced, and still leaky pipes. I am unsure as to what to do because I really would like a resolution but I prefer to get a separate company to make the repairs. My kitchen is a disaster as it stands.

In my area Home shield does not have service people willing to work with them since it takes an act of God and hours on the phone to get any thing done. I get permission to go outside and have my service man fix it but he has to make so many calls for approval and wait so long to get any one on the phone that even my service people quit. Now they have a good AC guy but he never finishes and does not come back when he says he will. The company also gave verbal ok to do a $9988 repair but would not authorize it in writing and makes me pay it first. NOT GOOD. I now have been waiting 10 months for this repair to be authorized. UGH !
