Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

The wait times on the phone are ridiculous. I waited over 45min several times. If you could improve on this it will be most helpful.

We called AHW for a well pump fix a plumber was sent out and it was confirmed with the AHW agent that the issue was covered. After conformation that this was approved Plumber fixed the issue and when he called the insurance to finalize the order they then denied the claim Leaving me with the entire bill.

I called for an A/C service request. The A/C was blowing warm hair. AHS sent out a vendor (AMA Air). AMA Air said that AHS does not cover my problem and for $1300 they would fix it for me. I laughed and told the technician to leave. I felt this technician was trying to rip me off. I called a vendor that was recommended by my neighbor. They came out and fixed my problem which was a restriction. They charged me $500. AHS needs to be more careful with which vendors they make agreements with.

I've had this company for several years. They hired a company to repair my forced air heater. The guy replace a motor, but didn't replace the fuses. Then in spring when a/c went out because of the fuse, they still demanded I pay the service fee. Also, my dishwasher went out. They sent repair man, who determined could not be repaired. I asked for check to get what I had (almond colored), they never sent it out, then when I requested it, they said I had to pay for another service fee to have another repair man to re-inspect to get the check I was already approved for. I've never received the check. I think this company is a racket.

I've had AHS for many years and was happy with them for a long time. I didn't have to use them much, so there's that. However, when my central AC/heat system needed to be replaced, I learned that the trip charge was covered, but that's it. The $8000 system, that took 3 1/2 weeks and FIVE days of work I had to take off, was not even discounted. Furthermore, when the AC company caused a leak, which in turn caused the sheetrock in my ceiling to be bulging with water, AHS would not even help me in my negotiations with that company. Neither would they try to get the company to help me. On top of that, they refused to remove that company from their Contractor List, even though they... Read More

I have satisfied with the prompt attention and care AHS provides ever since I became a customer of AHS except one issue. Lase December in 2016, I had a service completed by American Air and Temp and made a payment to the service man. The company cashed out the check immediately thereafter. However, the sign of past due service fee has been always on till today. I have called AHS more than 10 times to make a correction and I got the same answer that AHS will make correction because I do not owe anything to them. But, I could not go through the service request online today because there is still the sign of past due service fee. So, I called AHS again to do it over. It has been 7... Read More

So in general I think extended warranties and the like are scams, but a home warranty from American Home Shield has turned out to be a blessing. The home we purchased turned out to have a lot of "lemon" appliances. Literally nothing worked right, refrigerator, clothes washer, oven, etc. In each case, rather then stressing about whether I could fix it myself, whether we should buy new or fix, etc., I just logged onto AHS's website, and ordered up a repair visit. They took care of finding who to do it, scheduling, etc. Sometimes took sometime for second visits if parts were needed, but things got fixed, and I never had to pay more. In one case, the fridge was deemed irreparable, and they... Read More

First of all, you never can get ahold of a live person...it takes over 1 hour each time I have called. I recently experienced an emergency AC outage. AHS's repair service would take over 3 days to come out. The temperatures outside were 116, inside was 94 degrees. I was denied reimbursement by two departments because the contractor didn't have the time to wait on hold for 2 hours to receive prior authorization to fix the unit. I wrote a negative review on Facebook and their social media department picked up my experience. That department was able to reimburse me ...now why did I have to spend an entire day on hold, be denied twice before a nice person from "social media" paid my... Read More

I gave 3 stars due to the fact it took over a month to get our refrigerator fixed. After the 1st service we informed the service vendor not only was the water and ice maker still not working, but the temp for both refrigerator and freezer stayed on warm. We followed further instructions, nothing. They referred us to a plumber, which I was not aware of causing further delay. I called AHS, found out about the referral and ask what does a plumber have to do with the appliances's temp? Regardless of what I said they insisted that the oriiginal service vendor referred us and must know something we didn't. I could not budge them to reconsider the referral. Plumber came, could not fix issue... Read More
