Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

My water heater has been leaking for 6 days now. Their service tech (Freedom Plumbing) came out the next day. Now he refuses to answer my calls as to when it will be replaced. Poor customer service. I was on hold for 45 minutes before my call was answered just to be told they will place some contact thing with him and now he has another 24 hours to respond. I asked if there was another number I could call if he didn't come out and was told they only have one number. Ridiculous.

Very poor customer service. May have to hold over one hour to reach anybody, unless you get disconnected before that.

I was on the phone for 45 minutes trying to connect to a representative. When I finally hooked up with someone they weren't taking new repairs because someone in their company was in the hospital. It took another couple of hours to get through and they told me that my standing heating and cooling place was no longer with ahs. Called up that company and they were pretty amazed that they weren't with ahs...so ahs lied to perpetuate their failed rotational system. Finally got it fixed but this company needs some help on the service given vs. the amt they are charging.

This is the second time I am calling AHS today. I was on hold for 49 minutes the first time and now 45 minutes and counting. This seems to be typical according to reviews, but there has been no improvement. Even the service technician is on hold for a long time. I'm in my second year of having AHS, and ready to switch, however, since they are rated #1 by this website, I can't imagine other carriers to be worse. HIRE MORE PEOPLE ON THE PHONES.

I have nothing good to say about AHS. Wait times on the phone: easily an hour. It took two hours just to cancel. They same electrical contractor three times, and problem is still not resolved. But it's time to ask me for another $100. Customer "associate" never did transfer me to "retentions;" however I did hear him order his extra jalapeños and extra salt before he hung up on me. Could not get anyone on any branch of the phone tree, until someone finally agreed to send the cancellation paperwork to retentions. Could she actually tell me I was free of this horror? No. Couldn't even transfer me to retentions, as some message about telling the customer, as per the epolicy [what's that?],... Read More

Beware: AHS doesn't cover old A/C units! They do not cover the FREON, which costs $1000+ to replace after each repair! Any smart consumer would be far better off saving the money you'd spend on this scam of a warranty. Imagine getting into an accident and your insurance company saying, "sure, we cover your bumper, but you're going to have to replace the rest of the car out of pocket." After collecting several years of $700+ renewal fees and several $80 service visits, AHS refuses to replace a failed 20+ year old air conditioner because "we always repair before we replace." However, due to fine-print exclusions in the contract, the non-covered costs exceeds the part they are willing to... Read More

This is my fourth review and each time it is worse and worse. When I renewed my contract last year, I specifically asked if the coverage under the new contract would be the same as from my original purchase on this house. It is 50 yrs old and I wanted to make sure codes and unforeseen problems would be taken care of....oh yes, it is the same. So when my contractor told me my out of pocket expense was going to be $260 and that includes bringing it up to code, naturally I called AHS because this is a mistake. I have new home coverage that includes codes! No, although the "sales department" told me that was what was in my contract, they are telling me it is not what I was sold. I waited on... Read More

Our AC went out last week. I submitted a work request with plenty of time to get it fixed before the weekend. The AC company assigned to us never called (also they are a Florida company and we are in Louisiana). We requested to be transferred to another company, and once again, no call. By this time, it's almost the weekend and no hope of getting it fixed. Including last week and today, we have spent nearly 6 hours on hold with no help. Last week we were told that if we found a local contractor to do the work, have them call you for an approval. I have been on hold for 30 more minutes waiting for an approval (for an issue that took him less than 15 minutes to repair). I finally paid the... Read More

The young gentleman who came to fix our AC unit was super nice. He knew exactly what was wrong with it. Thanks to him, we are enjoying a cool environment this summer. Thank you American Home Shield for hooking us up with knowledgeable and courteous craftsmen. Coverage with AHS gives me the confidence I need to know whatever goes wrong, it will be taken care of quickly, efficiently and respectfully. J. D. Plymouth, MA

This company is a purely in it for the money, not sure why they call it a warranty company in the first place. My AC recently stopped working, a call was placed on June 1st for a Technician to come out, the technician came out on June 2nd, during this time I had my tenants staying a hotel as in Arizona it is quite hot. The technician then took 7 days to report the issue to AHS, while I continually called AHS asking for an update they said they had not yet received anything from the technician. During this time I was still being charged hotel stay for my tenants because AHS chose an incompetent technician who could not report the issue and took him 7 days, after even calling. AHS at...
