Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Nickeled and Dimed! I made a service request for plumbing issues I have been experiencing in my new house. american home shield assigned Aaron's plumbing to my service request. The plumber, Sam, arrived and looked over the issues I requested service on. At first he was very pleasant and seemed interested in resolving the problems. Sam spent almost two hours going through my house taking apart faucets, using an auger on a toilet, playing with toilet tanks, and taking notes. Sam left my house stating he would be back next week with a couple of guys to finish the work. And that's where it all went downhill. I waited almost an entire week and then I received a voicemail from a different... Read More

AC has been out for over a week. Cost to have someone come out was 75.00. Repair cost out of my pocket is 1,500.00. Decide since my unit is an older unit that I would go ahead and replace the AC and furnace. Out of pocket expense, 7400.00. AHS will compensate me 329.50 with the cash out option towards this. So much for the idea of saving money after being with them for over 10 years and this has been the biggest issue I have had.

Air conditioner has been out for a week. Cost out of my pocket to repair is the 75.00 service fee plus 1500.00. I thought the idea of AHS was to reduce my out pocket expense? Being that I have an older unit I have decided to replace the unit along with my furnace and upgrading to a heat pump system that is going to cost me 7400.00 out of pocket and the cash out option through AHS will only cover 329.50. So much for saving me money after paying all this money to them for over 10 years.

AHS uses bottom of the barrel contractors. The contractor they sent me on multiple occasions to fix my AC was completely sub-standard and AHS would not send me a different company even after after I made multiple complaints. My AC has been out for almost three weeks, still no resolution and now it is 92 degrees. I feel frustrated and that my only recourse at this point is to cancel my service and take my business elsewhere.

American Home Shield doubled my premium, no explanation whatsoever until I called. Their better home warranty plan will no longer be offered to me- ( Home Shield Plus ) because i have had too many service calls. Never mind the fact the contractors sent to correct he problem have been numerous because they could not fix the problem. I had 12 service calls on 1 A/C unit.

We have been very pleased with our coverage. The response times are not an issue for us. Things are always timely. The companies that have performed work in our home have all been very knowledgable, efficient and service driven. We have recently had a cooling and heating system replaced once the tech's came out and diagnosed the issue. The response we got from AHS was quick, within 24 hours and the follow up was awesome. We are very happy with the pricing and service we receive.

AHS could not be the #1 warranty company at any cost. Infact, the #1 company is not even on your list! Please add your qualifying criteria how you came up with this outcome???

Contractor was called for emergency plumbing. Gave instructions to call roomate as i was not home working graveyard, and would be asleep during the day. Contractor just showed up without making appointment with roomate. I was asleep. They billed me 125 for missing appointment even though i gave clear instructions to call roomate to set appointment company air pro masters just showed up then billed me. Reading reviews of contractor tons of 1 star reviews for horrible service. Amercan home shield didnt back me up or listen to my concerns with contractor being unethical and billing me for services. They only gave me a 50% discount. So 65$ for no appointment, never received service,... Read More

We've had AHS for about 5 years and for the most part the experiences have been good, but when service is bad, it was awful! We pay about $75 per month for home warranty. Sunday May 14, 2017 we contacted AHS to service our Central AC Unit as it is freezing up and not cooling properly. We live in Texas and it is about 90 degrees during the day. The contractor called Monday May 15, 2017 and cannot service our Central AC Unit until Wednesday May 17, 2017 between 2pm-6pm. I called another AHS contractor who previously serviced our Central AC Unit and they could see us sooner if AHS agreed to switch contractors for us. So I called AHS and waited a long time on hold, which I've been put on hold... Read More
