Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

The heating element on my oven went out on Christmas Eve. It is now January 27th, and AHS still hasn't either had it fixed or replaced it. We've been a customer for 10 years, and never had a claim. In hindsight, the $700 a year I've been paying would have been much better spent self insuring, as this has become ridiculous. One excuse after another, and the customer service representative wont even give their name or extension for me to document this nightmare.

These people are a joke! If their contractor can't get to you for days they don't care. They will put you in a "queue" for 48 more hours and if no other contractor picks it up then you can go through steps to pay for it yourself and they will reimburse you. You can be without hot water for a week and they could care less as long as you keep paying your premiums.

American Home Shield has been a blessing. We purchased a home that was built in the 1960s. As with any home of that age, there is only so much an inspection can find. Within 3 months, an A/C unit and our dishwasher was down. I contacted AHS and immediately was given peace of mind. The customer service was top notch, and the contractors were great. I would recommend AHS to anyone.

We had a stoppage in our laundry room. The plumber came out within a couple of days and fixed the clog. Love having the $75 standard fee for things like that. If I were to contact a random local plumber, the cost would be double that!

Had a water leak under kitchen sink. The plumber showed up in a timely manner. He did an excellent job in repairing the leak. He was also very professional in his task and manner.

My washer was giving problems and the contractor was unable to diagnose it. However, the contractor and AHS kept working on it until it was fixed, keeping me from having to purchase a new washer. The contractor was always friendly and listened when I explained what the problem was. I appreciate that they cleaned up after themselves and did not leave water all over the place like the first company that looked at my washer.

Have been a customer for 3 years. Had a tankless water heater go out. Within 2 days received a report that they would replace. However it took 10 days, 5 phones calls to get new hot water heater installed.

I have had two recent experiences with AHS, both unsatisfactory. The vendor they use in my area for electrical repair is long on excuses and short on customer service. The most recent repair order resulted in me honoring my part of the agreement, paying the contractor $75.00 upon the first visit. I was told a part would be ordered and they would finish the repair in two weeks. No one followed-up. More than three weeks passed - I called AHS and was promised to be contacted by a supervisor. No call was ever received. The item is still not repaired, and I'm shopping for a different warranty company.

I filed a claim for my AC not working properly in September, 2016. As of today, I am working with the BBB to have AHS fix the problem or refund me the cost of the warranty. Trying to contact them any other way is painful involving 20 minutes average holding time before either getting magically disconnected or trying to re-explain the issue to a representative who is apologetic for not being able to help further. Trying to cancel is even worse; no one ever answers the different number in the "Retention Department".

They don't guarantee color on appliances. This can be frustrating when your kitchen is color coordinated. And that's just one of the stipulations in the contract. Read it carefully before you buy the warranty.
