Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Since purchasing our warranty with AHS we have submitted 2 claims, one for our garbage disposal and one for our hot water heater. Our home is 8 years old - which is specifically the reason we purchased a home warranty as our home is no longer new. The claims process is horrible. Both times the claims were denied for "overuse" and we were told we would have to pay out of pocket in addition to the service fee. My husband and I both work in the Insurance industry, specifically handling claims. I have never seen a company try to get out of paying a claim as much as this company has - the experience we have had is absolutely terrible. Do not recommend.

These people are the worst rips ever. Had their services for six or seven years. Our furnace broke while my husband was hospitalized at Christmas time and they refused to replace it as the repairman stated was needed. They said it was poorly maintained and was no longer eligible due to neglegence. Strangely, we had an ongoing, long term service contract with one of THEIR representatives. Let's be realistic, well established, top level repair companies do not involve themselves with these type of operations. Only useful if you have old appliances and can't afford replacement. Run!

This is a company with horrendous customer service. Spent hours on call with their non English speaking customer service who are not trained/empowered to do a thing. Over last two service requests, I have spent 4-5 hours waiting/talking to AHS CSRs. They repeat same thing just as a robot/automated answering service would do. Time to dump this. AHS probably stands for American Horror Story.

If I could give negative stars I would. On top of everything else, I log into my account today and suddenly I have no contract in the system?!?! WHAT IS THIS! I was on the phone with AHS for well over an hour today. 90% of that is being on hold. As an update to the last sentence in this review, I still have not received a call back from the supervisor who was supposed to call me directly immediately. It has been 30 minutes I have called AHS on: April 15th May 1st May 5th May 10th May 13th May 14th May 15th May 18th June 5th June 13th June 14th And TODAY, June 18th 2 MONTHS AGO I filed claims for my AC, faucet and a leak in my home. I have called about 10 times now... Read More

I AM ASHAMED TO RECOMMEND ANYONE TO THIS COMPANY, AFTER MY TERRIBLY BAD EXPERIENCE WITH TRYING TO GET MY KITCHEN DRAIN LINE CLEARED AFTER IT WAS BACKED UP .... THEY NEVER HONORED THE CLAIM.... I ENDED UP GIVING ROTOR ROOTER $ 150 TO HAVE MY DRAIN CLEARED .... THIS COMPANY GIVES YOU THE RUN AROUND AND TRIES VERY HARD NOT TO HONOR A CLAIM.... WHAT A RACKET ! ..... I JUST CANT IMAGINE HOW THEY GET A 5 STAR RATING.... MY HOME WARRANTY WAS GIVEN TO ME BY THE HOME SELLER AT THE TIME OF PURCHASE APPROXIMATELY $600 VALUE... I SHOULD HAVE TAKEN THE CASH INSTEAD..... WHAT A WASTE OF MONEY !

I'm not sure how they are rated so high. The company may be rated in Tennessee, but the call center is definitely in India, and trying to get a broken AC in AZ fixed at 115 is near impossible.

This is the third home warranty company I’ve used. My experience with them of making a claim is worse that the other two companies. When my refrigerator was determined to have a seal system problem, AHS claimed that they didn’t receive any work order invoice from the repair company. I discovered that this is a stalling tactic AHS uses to delay paying for repairs. I’m still waiting for my fridge to be repaired.

In June I sold my home so I called and cancelled my policy. I had prepaid for the year Dec to Dec. I get a bill for $62 for canceling. I called and a hour later finally got someone that could tell me why I wasn’t getting a refund but being charged $62. I had had a plumber and an electrician come out for repairs so I had to pay for those two calls that totaled over $800 so my 5 months of prepaid was used to pay that bill, with $62 left to be paid. Now this company sent a plumber that was 2 hours south of me and an electrician that was a ferry ride and 2 hours to the west of me to come and take care of my repairs. I lived a hour north of Seattle. There has to be closer repair... Read More

Unfortunately, all of the information which reviewers are reading, regarding the "Positives Compliments" regarding American Home Shield, herein, known as (AHS) may have been true, accurate and correct at one time. As a customer of AHS for about 11 years, their ability to provide outstanding service has declined within the last few years. Customer service representatives are now extremely difficult to understand, especially in an emergency situation. AHS's vendor list is definitely limited in the area I reside. If you, the paying customer has a problem, and wishes to speak with a supervisor, or have the call escalated, the representative will place you on hold. They will check... Read More

Run fast & far away from this company-they would not fix a covered electrical problem-stating “it works” The light in master bathroom shower will only work if the light in an entirely different half bathroom is on .So if someone is going to take a shower -you must walk out of master -go thru bedroom -down hallway & into half bath to turn that light on in order for shower light to work -I only wish an employee from this company could be taking a shower & if someone uses half bath & is finished turns off the light bc they will now be taking a shower in the dark. I was even told that if the switch to may shower light was located at the front door they would still deem it as “it works”... Read More
