Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I had a water heater installed improperly. As a result I had 2 different incidents in which the gas company had to come out due to severe gas leaks. Both were reported as extremely hazardous to me and my families health. We had to evacuate our homes. I reported this to AHS who was supposed to get someone else out to fix it, refund me, and have the contracted department call me with regards to my complaint. None of this was done. I spent weeks and many hours on hold regarding this issue. It was never resolved. They continue to use Aaron’s plumbing despite the seriously inadequate work they did. They said they contacted the plumber but no follow up was ever done by AHS. They said this... Read More

I called for repair of my garage door. I told the customer service that my spring was broke. The garage company can to my home and said I was not covered. However I still had to pay $75.00 service fee. When I spoke to the Rep she should have said that I was not covered. This is taking money from a customer when they know that they are not covered. Have had several repair requests for my 2 homes in the past couple of years, and haven't had a single one go smoothly. Most recently, my HVAC stopped work on Mar 29, and as of Jun 5, it's STILL not fixed. AHS and their contractors are some of the most incompetent companies I've ever had the displeasure of dealing with. They first routed the work order to the wrong type of contractor, who then closed the work order without any word. After re-opening the work order, it took the HVAC contractor 2 weeks to come just to inspect the system. They determined that the compressor was bad, and then it took AHS more than a month to order the part, during which time they closed the work order, which I... Read More

TERRIBLE company! Wanted to cancel my policy because when I scheduled service to fix a covered ceiling lamp, the electrician didn't have a ladder, so he said it was inaccessible! When I asked to get another service contractor, they said I had to pay another $100 deductible! So when I asked to cancel, they offered me a cash out, which means I could hire my own contractor and get reimbursed. I hired my own electrician who had no problem accessing the light, then only charged me $125. I turned in my receipt, and after a month never got my reimbursement. When I finally called, I was told it was rejected. So I paid for an extra two months when I wanted to leave 2 months ago, then to add... Read More

SCAM!!!!! Please, please, please DO NOT EVER go with this company for your home warranty. My boyfriend and I purchased our home last June. Everything had been going fine with no issues until about January. Unfortunately, the furnace and hot water heater both began to have problems around the same time. When our furnace stopped working in the winter, we were told by a representative that HSA had 48 hours to contact whomever their contract was with to repair the furnace and that whatever company that was had an ADDITIONAL 72 hours to come fix the issue. Being that it was winter and we have two young children, we chose to pay for the repair ourselves rather than wait. Several months later,... Read More

This company is a big scam. It took them two weeks to fix our refrigerator and now it is broke again. I hope I can find a company that actually cares.

I had to wait for 3 weeks to get an AC unit replaced along with reimbursement for a service fee that was charged double on my account. They tell you scripted info and don't provide accurate information in regards to replacements for warranty items. However they are the no. 1 warranty Co in America.

Please allow me to add to the comments on this page. I had a water heater that went bad and required to be replaced. The replacement took over a month to get the water heater up and working. The company that was sourced to handle the issue kept dragging the job out. American Home Shield would not let me get another contractor. Four months later the water heater went out again. When I called American Home Shield they stated that I needed to contact the manufacturer of the water heater. When I got the thermocouple fixed, American Home Shield refused to reimburse me. How does this work?> They get a payment each month, yet fail to respond when needed

TERRIBLE! Save your money. They are unprofessional and highly ill-equipped to handle any concerns from their paying customers. This is a scam!

A good investment. However, too many nonsensical service refusal reasons. i.e. contractor will not repair leaking a/c system because there is too much coolant (Freon) still in the system. Wait for hundreds of dollars of Freon to leak out before technician will return to repair leak. Quality of a/c and electrical contractors is often very poor. Technician would not replace pool pump that was screaming with failed bearing, was red hot and only feet from the pool heater gas line, because pump had not actually seized up. On the positive side., their website is excellent and customer service is pretty good for this day and age.
