Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

Summary version: We got near the end of our warranty, so AHS strung us out and left us high and dry to avoid having to pay to fix the HVAC. Do not trust or us this company. My wife and I purchased our house in May of 2018, and we got a year's worth of warranty when we bought it. Our HVAC needed servicing in early May of this year, so American Home Shield sent out a tech from some company to fix the problem. He failed. We called around a week before our warranty expired to set up a service to fix it, and we received confirmation that even though the service would be after the warranty expired, it would be covered by the warranty. The technician arrived, made a recommendation, and... Read More

Told I had to pay $75 and wait 24-48 hrs to have someone get in touch with me to fix ac on home. 97 degrees daily, but won’t expedite unless 105 degrees. Deal with call service in Philippines

AHS is horrible home warranty. I have been paying $50 dollars a month for over 5 years. So do the math $3000 dollars total. I have had two calls the first one I paid $100 dollar deductible and the call would have cost me $300 dollars seems decent. Second call A/C wasn't working I pay $100 dollars deductible and AHS says they only pay the first $10 per lb for refrigerant. Ok so refrigerant is how much $20 maybe $30 dollars not even close $110 per lb. So AHS pays less than 10% to recharge the system. So the call without a warranty $175 plus 2.7 lbs x $110 = $477.5. With my great AHS warranty I paid $100 plus $275 total $375. I'm so glad I paid $50 dollars a month for over 5... Read More

This company is very misleading. You talk to one agent about setting up an appointment and all goes well then you call back to confirm and the next one tells you something totally different

They have denied several claims including something on my air conditioning unit that was plugged up in the attic. Nothing was done after 2 different opinions that they choose to whom you pay but tech always calls in claim and most of the time it is denied! It came to over $2000 which I paid to my own contractor after they charged me to come out! Now I have called in my compressor 10 days ago and have heard from no one! Terrible company and I am a realtor!!

My oven has been out since 2/27/2019. Contractors have come to repair 4 times: 2/28, 3/11, 5/16 and 5/28/19. We have been told the part is no longer available by one contractor, that it is available by another, was ordered and on today's visit by that same contractor, that it is NOT available and the control board will have to be rebuilt and will take 5 to 6 weeks. So I am without an oven for over 4 months??? When I called AHS, the man told me that it should be fixed by 6/4 and I told him the contractor just left my house on 5/28/19 and said it would be 5-6 weeks! He said to call back after 6/4. I tried to tell him but he spoke broken English and didn't seem to understand. This is... Read More

This is a terrible company based on my experience Stay away !!! Waste of Time and Money A Microwave repair took 2 months and a Central A/C problem still unresolved. :( They hire local contractors who are the cheapest and there is no coordination. Customer service is good for nothing and can only read the script and say thank you and sorry.. Despite numerous attempts to talk to supervisor and Manager we were told they are not available :( Horrible Horrible people and services

American Home Shield does not honor warranty contract. They refuse to provide written reason for warranty refusal. Contract Number: 240973702 This contract is supposed to cover all regular items, plus 10 extra appliances, including refrigerator. I placed a service request # 503421322 on 05/20/2019 for my refrigerator. The company charged me $100 for the service. They sent a technician on 05/21/2019. He spent less than 10 minutes to declare the refrigerator is not fixable, and left. I called American Home Shield 3 times on 05/22/19, twice on 05/23/19, without getting an answer. I had to use their web chat system to contact them, and was told the refrigerator body was damaged, and is not... Read More

Couldn’t give zero stars but this is the biggest fraud for home warranty ever! They did a patch on roof area near stove vent and chimney a couple of years ago. Started having leaks in same area and they cashed the fee quickly and service tech never contacted me. I had to call them after 3-4 days. Couldn’t immediately come to make additional repairs because if continual storms for several days. When tech came out, said the repairs that needed made weren’t covered. Message was delivered by someone outside continental US who couldn’t even speak correctly about repairs. Since when are bricks made of metal? Customer service fails in every aspect and for what I’ve paid out in this... Read More
