Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I don’t even know where to start... Thank god the sellers paid for a year of service in our closing agreement. After dealing with them on a broken AC, I would never pay for their service with my own money. Call center outsourced to India (go figure) difficult to speak with and understand them. Beside that the service is complete garbage. They will have a bottom of the barrel contractor come out and “bandaid” your appliance over and over and over again so they don’t have to pay for replacement, while charging you an $80 service charge each time. Way cheaper to just pay for a replacement yourself (and save your service charges and yearly fee money). Word to the wise, unless AHS is included... Read More

Start off good and then they will fall off. A/C will put some freon you are charged the rest and for technicians to come out. May as well pay yourself. Had them for five years cancelled them in March and they took money in April and May. Due a refund but wait... No record of cancelation and then charged me $50.00 for cancelling... Swithing to Choice!

This is my second year with America Home Shield and I have paid 2 years worth of replacement cost contracts. 2 days ago my pool pump was making a screaming screeching noise that was defining, I called and reported the service call and the pool company came out to check on pump. The technician said that it was the bearings and for the contract to cover the problem had to be total motor failure for them to replace my pump. The pump is so loud you cannot sit by the pool or have company over in my opinion the pump is not working as it should. America Home Shields reps just kept reading from a script in my opinion and said according to the contract they would not replace the motor. In my... Read More

American Home Shield has provided very poor service for us on two separate claims. The first was a sump pump that wore out. They committed to replace the pump. It took almost 6 months and repeated telephone calls to finally get the pump replaced. Next we had the upper and lower level trays wear out in our dishwasher. This took place over time after we purchased the home. Because we eventually threw away some of the plastic pieces as they wore out, they denied the claim saying all of the parts were not there. Worse yet, it took over a month to discover why they denied our claim and so we have gone almost 2 months without a dishwasher. Please avoid them.

Terrible home warranty company! Wasted money and time. Too many steps in the process to get the work done...

This is a terrible product. DON'T WASTE YOUR MONEY!! The fine print keeps them from actually covering what you think is covered. Slow to respond and when they do you get contractors from out of the area that are difficult to deal with. I could go on an on about the terrible service from both AHS and their contractors.

Everyone should understand that AHS uses the "lowest bidder" for service. The old adage "You get what you pay for" certainly applies here. When a Service Tech is assigned, you should immediately check their rating on Google and DEMAND that they assign a more reputable one if you don't like what you find. They will fight you but stand your ground and they will eventually give in. Also, the contract is written so that there is an escape clause for almost everything that they feel is not covered and don't want to pay. I have had to take them to small claims court twice and both times they settled before court date. The fact is it is more expensive to fight a claim of less than $2000 that to... Read More

AHS is my first warranty company and this company has set the bar extremely low. My first and only service request should have been easily fixed. That is not the case. On April 22, AHS’ contracted supplier, Gator Drain & Plumbing, arrived at my home to assess the issue...low pressure hot water only. The service tech said it was the valve and would require a new faucet. By the time he left, I had no pressure in the hot water and low pressure in the cold. It was left up to me to contact both AHS and the plumber for an update, as neither company called to schedule the follow up repair. Scheduled the second appointment, which meant I would need time away from work. Second technician did... Read More

American Home Shield provides the WORST customer service. I highly recommend to never enroll in this service. They continue to charge after you have canceled your contract with them, and I have been fighting with them for two months now to refund the money that have taken from me. Absolutely pathetic service.

I enrolled in this program 13 years ago and the service is gone down a lot. The customer service is now the WORST. I will NOT be renewing my contract with American Home Shield. They will NOT refund your money back if the service person comes out but cannot work on your item. The cost of the service is almost $900.00 a year..save your money and buy your new replacement item.
