Our Overall Rating: 4.7 / 5 (Excellent)

American Home Shield's coverage is among the most comprehensive we've seen in the industry. The company covers considerably more appliances and systems than its competitors and has fewer coverage limitations.

The company recently updated its plans—they now have three to simplify choosing the right one for your home. American Home Shield focuses on the repairs that offer the most value to consumers, removing items that are inexpensive to replace, increasing its coverage limits on appliances in its most expensive plan to reflect today's higher-priced, "gourmet" appliances, and adding roof leak coverage.

Coverage Options - 4.7 / 5

American Home Shield offers consumers a choice of three plans, following a good-better-best model. Its ShieldSilver plan warrants systems only, but can be amended with certain add-ons, including pools, electronics, and guest houses. Its ShieldGold plan covers a range of systems and appliances, again with add-on options. Its ShieldPlatinum plan covers everything in the ShieldGold plan, plus roof leaks up to $1500 and some routine maintenance services. These include free HVAC tune-ups, unlimited top ups on your AC refrigerant, coverage for code violations including permits.

All told, American Home Shield covers 23 systems and appliances, considerably more than most of their competitors, and fully covers 11 of those items. There is no limit on the number of claims a customer can file over the year’s contract, either.

Contract & Price - 5 / 5

American Home Shield has a flexible pricing policy and offers three different coverage plans and two trade service call fee levels: $100 and $125.

This allows consumers to have input into the annual price based on their budgetary needs.

We requested a quote for a single family home under 5,000 square feet located in a medium-sized midwestern city. The minimum annual premium (Shield Silver Plan) was $59.99 per month. The maximum premium (Shield Platinum Plan) was $109.99. So AHS prices are somewhat higher than many competitive plans. Consumers should note that their final price will vary by plan, service call charge selected, and location.

I have a home warranty through American Home Shield (AHS). On March 31 I arranged a service visit for a clogged floor drain, a covered service under the contract, through AHS. They arranged for a contractor, to come to fix the clog. The company technician properly diagnosed that the drain was clogged and attempted to clear the clog through the floor drain. He could not clear it and left. We later received a notification from AHS that the contractor said we needed clean outs installed to clear the clog and installation of such was not covered. We, in fact, already have two clean outs installed, one inside and one out, but the contractor did not take the time to find and use them. Since AHS... Read More

A repairman sent by AHS did a faulty job on my washing machine repair which resulted in three rooms of my house flooding. I called AHS immediately. Their response? "We're not responsible for water damage, sir." Then they charged me the $75 fee. Contractor did not accept responsibility. AHS does not accept responsibility. What's left? I am out nearly $4K for my home insurance deductible. Cheats. Crooks. Horrible company. Horrible service. Would never recommend. Will never use again.

Bad warranty company. With bad contractors. They send a technician to see my mother’s dishwasher, the tech just turn on the machine. And told her to call a plumber. I call a plumber (friend of mine) and fix the problem in the dishwasher. Nothing to do with plumbing. When I complained to AHS all they say is well you should call a plumber. When a complained with A+ applaince. They at least apologize and said that didn’t paid their tech. AHS have no regards of their costumers. I do have my fair experience with home warranty companies with the 3 homes that i bought in my life time and at least have the decency of apologizing and follow up with costumer when they find out that something... I have had 3 horrible instances including today. The person sent out saw a tool and said we were at fault for breaking a pipe INSIDE THE WALL. He then tried to get $400 cash from my dad to get it fix for $800 total. Said he’d get it up front then go do another job and come back. Horrible business practices.

After dealing with American Home Shield and reading numerous complaints that mirror my own experiences, I would not give any credibility to Consumers Advocate's ratings.

I am cancelling my contract ASAP! I just found out that the case in lieu option was less than what I had to pay out of pocket to get my water heater replaced with my personal warranty bc the company is still waiting on the water heater and today makes it 13 days today and I would still be w/o water! So I paid out of pocket so I could have water. The company they sent out told me it would be $1300 for his company to I install a new water heater with 12 yr. warranty like what I have now. AHS offered me $125 for a hotel room for 1 night which was on 4/18/19 while we wait on the water heater...now they said they could repay me $102 for my cash in lieu amount. I pay the highest amount premium... Read More

One the worst company . It is waste of money and I don't know why consumer advocate doesn't follow up with people's comment .any way I had a leaky shower drainer I paid the deductible 100$ after a week and my phone call a contractor showed up he said the drainage has rust and worn out .and American home shield supposed to cover it week later I contacted them and they said they can't cover it . American home shield stranded me and I had find someone else to do the job . Afcourse no one wants to work on some one else is job . I don't recommend this company to any one and I had them for 2 years

I can’t even rate this company my 3 year old refrigerator was not keeping my food cold so I called American shield they sent out a contractor right away after his first visit he assured my husband the frig was working and it was for two days so I called American shield again and they sent the same contractor out who once again upon leaving said the frig was fixed while this time it worked for one week so I called this company again and they again sent the same contractor who said this time he need to order parts and that would take 3 working days once the parts came in the called to make a appointment on a day and time that I could not take so I had to wait until the following week but... I have a contract that covers "improper installation" but they say my water heater was properly installed but the VENT was not and that DAMAGED the heater (it was not checked) so they refuse to honor the contract So, 1 the tech refused to check the water heater because was improperly installed: vent downward and on a pedestal without a pre-filter 2. AHS called and said the heater was damaged, how did they know? 3. AHS said the "improper installation" only covered the water heater and not the vent 4. AHS refused to honor the contract after 3 years coverage Isn't it a classic scam? why don't you have -1 stars?

My water heater went out. The tech told me I would have to pay some additional fees, but the one that bothers me is the $150 gas permit charge. Here is my contract: When completing an American Home Shield (AHS) approved repair or replacement, AHS will pay the cost to: e. Obtain permits up to $250 per occurrence; f. Correct code violations and/or upgrade to current code requirements up to $250 per occurrence; Customer service is terrible. I do not recommend them at all.
